CHARMED is a regional housing organization focused on improving housing opportunities across Central Oklahoma. Our primary focus is the development of affordable senior housing, while also supporting safe, livable housing options for individuals and families.
CHARMED works to expand access to quality affordable housing through development, rehabilitation, property ownership, and long-term community partnerships.

Housing is the foundation of strong communities.
Payne, Pawnee, Okfuskee, Lincoln, Pottawatomie, Seminole, and Hughes Counties.
CHARMED owns and manages approximately 30 single-family housing units. These homes are operated directly by CHARMED and provide affordable housing opportunities within the region.
CHARMED also nominally owns approximately 150 housing units developed through tax credit financing. These properties are managed by special compliance organizations until the tax credit requirements mature and are redeemed. After that period, the properties transition to full CHARMED ownership and management.
CHARMED is primarily focused on assisting the region through the development of senior housing.
Our work supports:
CHARMED purchased an existing approximately 1,000-square-foot brick home in Okemah. The home was purchased for approximately $80,000 and placed into service as a rental unit.
CHARMED commissioned a 1,000-square-foot home built by Sunrise Sheds in Paden, Oklahoma, at approximately $55 per square foot. The home was placed on a lot donated by the City of Okemah.
CHARMED is preparing an application for OHFA HOME funding for property owned in Tecumseh.
Seminole County donated a four-story building in Wewoka to CHARMED. CHARMED has submitted a tax credit application to rehabilitate the building into 30 senior housing units.
CHARMED has developed two additional projects for OHFA funding consideration: an expansion at Parkland Estates in Prague and a new multi-unit development in Okemah.
